For fifty years, the HVMA/HVF and individual condo boards have worked tirelessly to create an aesthetically appealing and welcoming living environment for our residents. Located in Southbury on over 1,000 acres within the beautiful Litchfield Hills our 2,580 condominium units are home to approximately 3500-4000 residents. We provide a full complement of resident services supported by a staff of 152 full and part time employees, union and seasonal workers.


We’re looking for a Controller that will take on a transformational role by providing creative and innovative financial leadership. The Controller leads both the strategy and the day-to-day operations of HVMA/HVF’s finance, accounting and purchasing function including the development and maintenance of the organizations $18M operating budget. Through effective management and leadership, s/he will be a key strategic member of the Heritage Village senior management team working to ensure cost effective plans, programs, services, systems and process meet the needs of our community and it’s residents.

The Controller serves as a business partner to the HVMA/HVF President, Treasurer, Finance Committee and Board of Trustees, providing support to the needs of the organization’s members as well as the Village Manager, and leads and stewards trustworthy accounting relationships across all departments. S/he will oversee fiscal compliance with all regulatory and/or governing bodies; and manage a staff of 2 professionals who oversee 3 additional staff members responsible for the Accounting, Payroll and purchasing functions.


Ensure the flawless management of all HVMA/HVF accounting, finance and purchasing operations, including the formulation of the annual budget and monitor organization wide and departmental compliance, implement and monitor the internal control environment.
Develop and implement cost systems to track community wide variable costs such as building restorations, landscaping and grounds projects, billable services, labor and materials, fixed costs, and make recommendations for cost containment and/or cost control.
Maintain internal control safeguards and coordinate all audit activities, including financial audits, pension plan audit, and the filing of the IRS form 990.
Manage cash flow and forecasting. Develop a reliable cash flow projection process and reporting mechanism that includes minimum cash threshold to meet operating needs.
Cultivate trust and inspire confidence among the staff, the leadership and the Board of Heritage Village by embodying a disciplined but forward-thinking approach to organizational fiscal health.
Foster a work environment that supports collaboration, learning and growth to maintain high professional standards and effectively manage work allocation, training, problem resolution, performance evaluation, and the building of an effective team dynamic.
Develop tools and systems to provide critical financial and operational information and decision support to the Heritage Village Manager, HVMA/HVF President, Treasurer, Finance Committee and Board of Trustees and make actionable recommendations on both strategy and operations.
Engage the Village Manager, HVMA/HVF President, Treasurer and Board of Trustees (as needed) around issues, trends, and changes in the operating model(s) and operational delivery.
Present clear, accurate and timely information and reporting to the Village Manager, HVMA/HVF President, Treasurer, Finance Committee and the Board of Trustees, and work with the committee chairs to set agendas, provide supporting materials, and financial information.


A minimum of 7-10 years of hands on financial management experience with 3-5 years as a Controller providing overall financial management, including cost containment, budget preparation and staff management responsibilities within a medium size service organization;
Proven ability to develop and implement a sound financial strategy and at the same time be comfortable working hands on in finance and accounting activities;
The ability to provide business solutions and collaborate with the Village Manager, HVMA/HVF President, Treasurer, Finance Committee and Board of Trustees as needed to solve financial issues;
Ability to work effectively in an atmosphere of multiple projects, shifting priorities, and deadline pressure and maintain realistic deadlines for accurate and timely financial reporting and control;
Proven ability to develop and maintain strong interpersonal skills to establish and maintain effective working relationships with coworkers, departments, all members of the HVMA/HVF Board of Trustees, residents (as appropriate) and outside vendors and contractors;
Excellent critical thinking skills and sound judgment with proven capability to make timely and sound decisions based on accurate judgment;
Bachelor’s of Accounting or Finance required; Master of Science in Accountancy, MBA highly desirable; CPA required/CMA a plus;
Knowledge of Microsoft Great Plains accounting software is preferred; experience in financial systems conversion a plus; and
Proficient in MS Word, MS Outlook, with Intermediate to Advanced skills in MS Excel.
