The Project Specialist assists Project Manager(s) with daily tasks and responsibilities.
MAJOR DUTIES AND RESPONSIBILITIES
:Works with various in:house and out:sourced project teams, inclusive of store planning, store design, engineering, architects, consultants, and install crews.
:Becomes involved in each and every phase of the project, inclusive of due diligence, bidding, award, construction, closeout, and warranty period.
:Participates in identification of general contractor work scopes, review and qualification of contractor bids, pricing negotiations, and awards to selected contractors.
:Understands and works with construction documents, inclusive of drawings, specifications, exhibits, qualifications, and shop drawings.
:Understands and works with bid and contract documents to be used for each project.
:Collects, compiles and distributes pertinent landlord and lease information to NeXtore associates for use in developing construction documents.
:Assures project adherence to schedules and budgets through correspondence with the Job Sites, and interfacing with project general contractors, vendors and suppliers.
:Tracks "Owner Furnished Items" (OFI's) to assure no project delays and/or shortages.
:Tracks, collects, and files all pertinent and required internal and external mandatory project documentation, inclusive of field reports, safety reports, and photographs.
:Compiles subcontractor lists when required for those projects where subs are being contracted, and uses this information to establish and maintain a data base of subcontractors and associated suppliers and vendors around the country for possible future use.
:Provides weekly "SOR" (Store Opening Report) changes to Administrative staff, for publication and distribution to NeXtore and brand partners.
:Works with "host" partners when and as necessary to assure proper coordination and a smooth, seamless transition within said host environment while undertaking projects.
:Prioritizes project duties/work load based on schedules, and due dates.
:Utilizes Project Ready system for distribution, storage, and archiving of project correspondence and data, in a "real time" environment.
:Performs "punch list" walk throughs of various sites when necessary, and follows up on any open punch items, assuring completion of same in established timeframes.
:Functions and operates as NeXtore representative at all times when dealing with outside contractors and vendors, as well as brand associates and colleagues.
:Performs site visits as needed.
:Degree in construction, project management, or other construction related field
:1+ year(s) of experience
:Fluency in Microsoft Office, including Word, and Excel
:Proficient in Outlook
:Ability to travel domestically and throughout North America
:Familiarity with Microsoft Project, or similar construction management software
:Ability to review plans in AutoCAD format
:Ability to work independently
:Strong problem solving skills
